Numbers are underpinned by access. Sobha Liora connectivity begins with the Purple Line, the 3 closest stations are between 2.9 km and 3.8 km via road. The drive to ITPL is approximately 4.9 km and to Outer Ring Road at Marathahalli is approximately 9.6 km. Liora is priced at the higher end of Whitefield at Rs 21,000 per sft all included. On request, our staff may offer individual units. Sobha Liora pre launch window is open for registration of Interest and application is filed with Karnataka RERA.

✦ Inside the Community

The 200 residences are all in three 22-story towers, a vertical design that gives a tiny footprint and a density of around 67 homes per acre. One clubhouse of around 40,000 sft is present for the entire community. Each 3 BHK provides parking for one car and each 4 BHK provides parking for two cars. Carpet efficiency of layouts is anticipated at around 70%. Outside the boundaries, Sobha Windsor’s 739 residences on 13.7 acres make up a completed and occupied neighbourhood, therefore the surrounding roads, gates and amenities are already operational.

✦ Why Liora Whitefield Deserves a Closer Look

The basic reason is scarcity. Nearby towns add hundreds or thousands of homes at a time. Liora adds 200. Built by a developer with AA-credit ratings and net cash. Its 3 BHK units are bigger than the 3 BHKs at Sobha Windsor next door, and the Blue Line interchange at KR Puram is coming up years before the 2032 handover. Investors looking at new residential projects in Whitefield will find few that have brand, size and timing together.

The Sobha Liora price is linked to the size of the unit as the pricing is constant at Rs 21,000 per sft of saleable space, all inclusive. We quote Sobha Liora 3 BHK price and Sobha Liora 4 BHK price for certain towers and levels on request.

Amenities

Amenities

The Sobha Liora amenities plan revolves around one big asset, a clubhouse of around 40,000 sft for 200 houses. An owner cares more about the ratio than a big list of features because a limited resident base means all facilities are uncrowded.

Indoor — The Sobha Liora clubhouse, at about 40,000 sft, is the community's principal indoor facility.

Outdoor — Retail and dining are close by, with Nexus Whitefield about 3.3 km away, Park Square Mall about 4.9 km and Inorbit Mall about 5.7 km.

Master Plan

Master Plan & Floor Plan

✦ Master Plan

Sobha Liora master plan is vertical in planning. Density is roughly 67 residences per acre, with all 200 homes on the 3-acre plot carried on three towers of 22 storeys, keeping the built footprint small. At the core of the shared life is a clubhouse of around 40,000 sft.

The parcel borders Sobha Windsor, a completed Sobha community of 13.7 acres, thus Liora will benefit from established surroundings from day one. Once the Sobha Liora site plan is released, our team will share the Sobha Liora site plan with registered buyers.

Location & Connectivity

Liora is situated in a residential pocket to the south-east of Hope Farm Junction, which is why many investors pick Sobha Liora near Hope Farm along with other possibilities in Whitefield. Sobha Liora is located at Immadihalli Main Road, Nagondanahalli (Vijayanagar), Whitefield, Bangalore 560066, adjacent to Sobha Windsor. Whitefield Main Road is around 1.7 km away and the surrounding belt is dominated by gated communities.

About

About

Sobha Liora Whitefield is a purposely modest product in a micro market dominated by huge townships. The project has three towers of 22 storeys each on a 3-acre plot with 200 residences being offered in only two layouts; a 3 BHK of size ranging between 1,900 – 2,000 sft and a 4 BHK of size ranging between 2,400 – 2,500 sft. That laser-focus is on a certain buyer, one who prioritises floor space, solitude and a reputable developer over a long list of amenities. A restricted product range also makes resale easier for an investor, as each home in the building competes on the same Sobha standard, not against hundreds of smaller units in a mixed township.

The context makes the case stronger. Right next door is Sobha Windsor, a finished neighbourhood of 739 houses across 13.7 acres, which many buyers call Sobha Windsor Phase 2 Whitefield. Its bustling streets, working gates and daily life provide you what most pre-launch projects cannot; a live preview of the neighbourhood. Before any money is exchanged for the new address, potential purchasers can time the trip, look at Sobha’s finishing in occupied homes and measure rental activity in the nearby towers. That preview removes a lot of the location risk from the choice, which is unusual at this point of a project.

Product choices favour the long term owner. Sobha has designed the plans at around 70% carpet efficiency, allots one car park to each 3 BHK and two to each 4 BHK and offers a clubhouse of around 40,000 sft for the entire community. The club is a real amenity, not a crowded common area, and is shared by 200 households. This means the Sobha Liora project caters to three types of buyers; upgraders from a first apartment, multi-generational families who require a fourth bedroom, and investors seeking older renters who choose calm buildings over noisy campuses. Each of these groups has more room at home and in communal spaces.

The timeline starts with a formal debut in Jan-Feb 2027, followed by RERA registration (for which Sobha has already applied) and possession in 2032. The all-inclusive starting price is Rs 21,000 a sft, the highest in the Whitefield range. Buyers should view this premium as the price of exclusivity and brand. In Whitefield there are few luxury residences which have a Sobha product with an occupied Sobha neighbour. If you are looking at new launch luxury apartments in Whitefield, you need to measure the advantages against the five years built before you invest your wealth. Our staff can map that comparison for every unit that is shortlisted.

Location

Location

Sobha Liora Whitefield Bangalore is in a residential enclave between Channasandra in the north and Immadihalli and Hagadur in the south-east. Whitefield Main Road is around 1.7 kilometres from the gate, whereas the ITPL–EPIP office complex is roughly 5–6 km to the west. That geometry works for a landlord: close enough to Bangalore’s oldest and biggest IT hub for quick commutes, yet far enough back to be a peaceful residential street. The surrounding belt is dominated by gated communities, supporting owner occupier demand and attracting the kind of tenant that searches for a larger house near the office.

There is dense family infrastructure. The nearest school, Whitefield Global School is 2.2 km away and Deens Academy is 3.5 km away. There are more than a dozen K-12 options within a 15 km radius, including TISB, Greenwood High, Inventure Academy and Oakridge. Motherhood is around 3.5 km away, Manipal on Varthur Road about 3.8 km and Vydehi about 5.5 km. Hospitals are equally near. Nexus Whitefield is about 3.3 km from supermarkets and errands. Sobha Liora Immadihalli Main Road address is on par with any Whitefield micro-location based on these parameters. Whitefield’s speeches are seldom so consistently successful on all three counts.

Offices follow rental demand. It is within easy reach to the major employers in the area, at about 4.9 km to ITPL, 5.9 km to EPIP Zone and 6.6 km to Prestige Shantiniketan. The Outer Ring Road corridor is about 10-14 km away. For staff at these campuses, a Sobha pre-launch project near ITPL means swapping a cross-city commute for a short drive or metro journey. If you do not have a car, you can use the three Purple Line stations, which are around 3-4 km away by road. There are few upcoming projects that combine this access with an inhabited Sobha neighborhood on Immadihalli Road.

Risks are part of the same equation. Immadihalli Road is a two-lane arterial and traffic towards Hope Farm slows to a crawl at peak hours, so a test drive during rush hour is advisable before signing on the dotted line. There have been delays in the past in the metro projects of Bangalore and the Blue Line junction at KR Puram may possibly get delayed till mid-2027. Overall, Sobha Liora in Immadihalli still gives you a combo that’s hard to beat; quick commutes, an established neighbourhood and an established Sobha presence on the same road. We may plan your visit during the busiest hour, so the travel that you judge is what residents will actually live with.

Bangalore

Bangalore

Investors in Sobha Liora Bangalore are entering a market that is still on a growth curve. Apartment prices across the city rose about 8% year on year to Q3 2026, with sales up about 12% and new launches up about 17%. The mix is also moving towards bigger tickets, with the Rs 2-5 Cr group contributing roughly 29% of sales in the first half of 2026, compared to 22% twelve months before. It’s that shift towards bigger homes from trusted names that Liora sits in and this explains how a boutique Sobha property can command a premium in a market with abundant choice.

East Bangalore tops that activity. In Q2 2026 the zone accounted for nearly 43% of the city’s launches and 44% of its sales, driven by the technological employers around Whitefield, ITPL and the Outer Ring Road. That employment base drives demand for luxury apartments in East Bangalore, as senior personnel and company leases prefer short commutes. Sobha Liora East Bangalore is an address that placed owners in the city’s most active housing corridor, not its speculative fringe. There are already jobs, schools and hospitals around the site which makes it rely on future development to support values.

Infrastructure spending is closing the gap. Metro services to Whitefield began in March 2023 with the Purple Line. Next up is the Blue Line’s Silk Board-KR Puram stretch, expected mid-2027, and then the KR Puram-airport link, coming up in March 2028. The road capacity is also increasing. Motorists can now use the Dobbaspet-Hoskote stretch of the Satellite Town Ring Road and around 100-km of the Bengaluru-Chennai Expressway from Hoskote. The first package of the Peripheral Ring Road has been accorded. Most of this will be in operation years before Liora's handover in 2032, increasing rentals and resale values alike.

The counterargument is a standard one. Bangalore had about 79,200 unsold apartments in Q2 2026, equivalent to about 15 months’ supply, with East Bangalore representing about half of that stock as big constructions in the vicinity continue to add more. In that environment, a new Sobha project in East Bangalore, limited to 200 homes, is hardly visible and luxury flats of this boutique size are unique in the expanding residential market of East Bangalore. Prices across the zone are still quite varied by developer and micro-location and you should make a rigorous side-by-side analysis before booking anything. The Sobha brand and the small size also help Liora differentiate itself from that wider pipeline. Savvy shoppers would know the boutique model is easy to spot.

RERA

RERA

Registration is the gateway. Sobha has applied to the Real Estate Regulatory Authority of Karnataka. Following the release of the Sobha Liora RERA number, the agreement for sale and payment schedule will be out. Until then the project is simply taking registrations of interest. That sequence safeguards capital; every document signed by an investor will refer to a registered project, with declared carpet areas, approvals and delivery dates. It also gives time to do due research on the cost sheet and the micro market, without having to put any money at risk. That conversion now has a defined date with the formal launch planned in January-February 2027.

To put it simply, the present Sobha Liora project status is that RERA application is waiting, Sobha's sales team is accepting expressions of interest and construction would only commence following registration. When the Sobha Liora new launch comes, such indications of interest become bookings, generally in the order they were received. Sobha Liora launch date is likely January-February 2027. Registering early gets you first pick of tower, floor and outlook. A 200-home project doesn’t have a lot of units, so while there will be choices for later registrants, investors should arrange their schedule accordingly.

Delivery is expected in 2032, some five years after launch. Sobha Liora possession on that timeline is consistent with Sobha’s experience on multi-phase Bangalore communities, Sobha Windsor included, where Phase 1 got its occupancy certificate in January 2025. The registered file will include approvals that are on par with 22-floor towers and can be accessed on the Karnataka RERA portal after publication. The ideal method to serve investors is to predict cash flows until the 2032 date, and regard the five-year runway as an explicit input to the return, not an afterthought. All figures on this site are indicative until then. Our team notifies registered customers as each approval is released.

Once the Sobha Liora RERA file is public, three checks should be done before any booking. Check the registration number and carpet area of the unit on the Karnataka RERA portal. Check the cost sheet line by line to understand what the rate contains. Karnataka additionally contributes around 7.6% of the agreement value in transfer costs; a 2% registration fee, plus stamp duty that works out to around 5.6% once cess and surcharge are applied to the 5% base rate. Our team helps every customer through these processes before the exchange of money.

Builder

Builder

The Sobha Liora developer Sobha Limited was established in 1995 by P.N.C. Menon and it had an IPO in 2006 to get listed on the NSE and BSE. The Chairman is Ravi PNC Menon and managing director is Jagadish Nangineni. Its delivered portfolio is 156.45 million sft and 599 developments in 14 states and 28 cities and includes residential, commercial and contractual work. Bangalore has been the greatest market and more than half of the recent sales are from here. Sobha apartments in Whitefield, starting with Sobha Windsor, are part of that core. That level of delivery is where any assessment of Liora must start.

Sobha gets the structural edge from factories. The interiors are from a 3.75 lakh sq ft plant that can produce 7,000 doors a month, glass and metal works from a 1 lakh sq ft unit and the business also has concrete-products factories, a granite unit at Hoskote and a 73,000 sq ft precast facility. This is why finish standards in Sobha luxury apartments in Bangalore are the same across projects. By controlling that supply chain, materials and workmanship stay in-house. Consistency has investment value since buyers in the secondary market already know what a Sobha home produces. It also reduces the links in the chain between design intent and the finished home.

The balance sheet is of equal importance to an investor. FY26 sales bookings were a record Rs 8,136 Cr, up almost 30% from the prior year. The first half of FY27 generated Rs 5,862 Cr. Realisations increased from Rs 13,412 per sft to Rs 15,604 in a span of around 18 months. The company has been rated by rating agencies at AA- with outlooks ranging from stable to positive. The company recorded net cash of around Rs 322 Cr as on 30 September 2026. With a handover in 2032, a Sobha new launch in Whitefield backed by this grade of funds entails considerably lower delivery risk.

Liora is also part of a larger pipeline in East Bangalore; Sobha Windsor consisting of 739 homes on 13.7 acres, Sobha OneWorld near Hoskote consists of 3,484 homes, Sobha Neopolis on Panathur Road approximately 26 acres and Sobha Altair off Sarjapur Road 207 homes on 3.3 acres, inaugurated in Q4 FY26. For investors looking to compare Sobha Group’s new project Whitefield, Liora is a completed Sobha community on the same road within the Sobha project that is upcoming in the list of Sobha projects in Bangalore. This is the factory-led model that’s been behind every Sobha new launch Bangalore investors have seen in recent years, here at boutique scale.

Apartments

The floor is the organising basis of Sobha Liora residences. The saleable space is pegged at 1,900-2,000 sft for a 3 BHK and 2,400-2,500 sft for a 4 BHK, with carpet efficiency planned at around 70 per cent. Parking applies the same logic, one parking for every 3 BHK and two for every 4 BHK, a ratio that accommodates two-car households in a corridor where last-mile transit is still thin. If you are evaluating 3 BHK luxury flats in Whitefield, you will find Liora at the generous end of the market, well above the 3 BHKs at Sobha Windsor next door.

Owners of high-rise units in a gated community share the costs of security, upkeep and the clubhouse. Each owner has an undivided proportionate interest in the land below. The Sobha Liora 4 BHK is the top of the line, the biggest residences in the project, two car parks, and a layout for multi-generational households or executives who want a home office and a spare bedroom. If you are a buyer, looking for 4 BHK luxury apartments in Bangalore outside a big township, then Liora’s 2,400-2,500 sft plans can be considered as a straight alternative in an established Sobha environment. The same Sobha finish standard is available for both formats.

The third benefit is flexibility of rent. Both layouts are designed for long term leasing to senior workers at ITPL, EPIP Zone and Outer Ring Road campuses while a 3 BHK purchased for a young family can subsequently change a bedroom into a dedicated home office. The reference point next door also works in favour of Sobha Liora flats. Resale properties at Sobha Windsor currently go for around Rs 14,500-15,400 per sft, offering owners a live benchmark on how the address holds value. Very few opportunities to have such a fair comparison of luxury flats on the same road in Whitefield.

Liora has a tight niche among Whitefield's new launch flats: two layouts, a 200-home cap and a developer that creates its own components. Earlier Sobha flats in Whitefield set the quality benchmark which Liora now applies to bigger residences in a smaller neighbourhood. The trade-off is the Rs 21,000 per sft all-inclusive entrance rate which investors should measure against space, brand, setting and the 2032 possession date. We may compare unit by unit, showing how the carpet area at the anticipated efficiency translates to the saleable area of each layout.

Why Invest in Liora

Sobha Liora investment thesis starts from the micro market. Whitefield apartments are expected to be about Rs 13,400-14,500 per sft in 2026, up 9-14% over the past twelve months, while base prices on new launches are more than double their 2019 level, a compound pace of around 13.5% per annum. Growth is forecast to be between 8-12% each year under stable conditions during the next few years. These are figures from a mature market with stable demand, not a speculative one. They are well suited for a holding period like Liora's, where value builds throughout five years of construction before the 2032 possession and during the rental years after it.

The Sobha Liora investment potential will depend on the project continuing to be a premium one. Liora is priced at Rs 21,000 per sft, 17-42% higher than most A-grade buildings in the vicinity and about 40% higher than Sobha Windsor resale. Three things bolster that gap: a constrained supply of 200 homes, Sobha’s factory-made build quality, and the Blue Line interchange opening years before delivery. So, the Sobha Liora property appreciation will be a function of how clearly the specification, scalability and infrastructure justify the entrance price. A reasonable base case is at the market’s long-run speed with any outperformance upside, not an assumption. Our staff can model those scenarios for any unit you like.

The second stream of return is rent. When compared to A-class developers, the Sobha Liora rental yield is 3.5-4% of the property cost per year when rented semi-furnished and 4-4.5% when rented furnished. Sobha Liora is seeing demand from senior technical professionals, firm leases from EPIP Zone and Outer Ring Road offices and the increased catchment of the Purple Line. Scarcity is also a benefit for a Sobha Liora rental investment. With 200 homes, the project cannot saturate its own leasing market as large surrounding townships may.

Timing finishes the case. Early subscribers in pre-launch projects in Whitefield get the widest choice of units. A construction-linked payment plan, the standard Sobha format, staggers outlays during the development period, enhancing the returns on the capital actually employed. Buying Sobha Liora NRI for overseas purchasers means investing with a listed developer, an RERA controlled acquisition and exposure to Bangalore’s largest technological corridor. Most of the stages can be done remotely for NRI purchasers with the support of our experts. Of the Sobha pre-launch projects arriving in 2027, Liora is the easiest one to benchmark, because there is a completed Sobha community just next door. Reviews

There are no residents in Liora at present, hence there are no real reviews from owners of Sobha Liora. A review or rating posted here cannot describe residences still on the drawing board. An investor can only judge what he sees now; the plan, the developer and the neighbourhood and this Sobha Liora review measures up each of these on their own merits. We’ve kept it qualitative, and balanced; with clear strengths counterbalanced by open questions. A decision based on data you can verify yourself, not early opinion or advertising claims. The opinions on the project will come into play only after the handover.

The strengths are there because Sobha manufactures its own glazing, joinery and other components, quality control is in the hands of the developer rather than a chain of subcontractors, and a completed Sobha community next door makes that claim easy to put to the test. The 200-home cap, spacious 3 BHK and the dual car parks with each 4 BHK of Liora resonate with the priorities of families on the move within Whitefield. For investors looking for the best Sobha property in Whitefield for a quieter, smaller community, Liora’s proposition will be persuasive on paper and verifiable on foot. Just one quick visit and you can see the difference.

Three concerns remain unresolved. The first is price as an entry rate of Rs 21,000 per sft depicts a premium of around 40% over resale homes at Sobha Windsor. The specification and amenity schedule still needs to justify the gap. Second, the building window extends out to 2032, tying up capital longer than a home that is ready for occupancy would. Third, Immadihalli Road is a slow traffic road in peak hours, better judged in person. It is common to have such queries for a luxury project before the debut. Our team will ask them all to the developer and report to you before booking.

Once owners are in place, we’ll post verifiable resident feedback. Tour Sobha Windsor, drive the route to your job at rush hour and go through the cost sheet line by line with our team. Those three stages show more than any of the early internet commentaries. They also equip you with data that you can verify for yourself, plus a brief list of questions to answer before you commit funds to a home. Each visit can be planned at a time that suits you.
